This section outlines the job responsibilities of a property owner when they decide to handle their own construction projects as an owner/builder.

 

You can be an owner builder if you own and occupy the house. State statutes (489.103(7) allow the owners of real property to act as their own contractor. This exemption may only be used if you own and occupy the home. As an owner builder though, if you do not complete all of the work yourself, you must supervise the work, and hire licensed trade subcontractors (electrician, plumbing, a/c, and roof) in accordance with state law. Owners acting as their own contractor or listed as a subcontractor are required to personally appear and sign the permit application per Florida Statute 489.103(7).

 

When you sign a building permit application as an owner/builder, you assume full responsibility for all phases of your project and its integrity. You must pull all building permits. Your project must pass codes and building inspections.

 

The owner/builder is responsible for ordering materials and making sure all suppliers are paid.

 

An owner/builder is also responsible for supervising, scheduling and paying subcontractors. If you use anyone other than your immediate family or a licensed subcontractor for work, you may be considered an “employer”.  Employers must register with the state and federal governments and are obligated to participate in state and federal income tax withholding, federal social security taxes, workers' compensation insurance, disability insurance costs, and unemployment compensation contributions

Using an owner builder consultant could be your best choice because your personal consultant and construction support team offers insider's knowledge, guidance and support throughout home building process. Using a consultant mitigates risk for the bank and provides you more security while acting as your own General Contractor

Should I build it by myself?

Going it alone may cost you more in the long run. In some cases the interest rate and closing costs are higher using this option. 99.9% of banks in America will not offer individuals a construction loan to build their own home without a consultant or site supervisor being involved. It's all about risk. Using this option you will not have any organized assistance to insure your success. If you are in the building trades or have extensive experience in this field this option may be the right choice for you. Proceed with caution when choosing this option.

Should I use a residential contractor?

Using a contractor is the most common way of building a home in America. The term 'Turn-Key' means the contractor will handle all responsibilities of building the home to your satisfaction and hand you a key when the home is complete. In most cases you will never be involved in choosing trade contractors or suppliers. Typically this option is chosen by people who do not have the time or ability to oversee the construction of their own home.

For decades, the homebuilding business has become more and more specialized. There are 20-40 trade contractors that may be working on a single building project. Managing this will take a person that can schedule, delegate and direct traffic on the jobsite. We help develop those skills by providing information derived from years of construction experience.
